How does this compare to a retirement residence?
You keep your independence, and you keep the difference. Retirement residences in Ontario commonly run $2,800 to $6,500 a month, and assisted living climbs from there. That fee bundles care, meals and staff whether you need them or not. A suite here runs $2,195 to $2,595 plus utilities. You keep your own kitchen, your own schedule, and your own front door. What you don't give up is the part people actually move for: forty-six households share these halls and they know each other. Residents write things like “the neighbours were all amazing,” “an absolutely lovely community,” “we feel safe, protected, respected and loved.” You get the community. You just don't pay a care premium to get it.
What is included in the rent?
The suite and everything built into it: in-suite laundry, stainless steel appliances, dishwasher, air conditioning, programmable thermostats, custom blinds, and access to the elevator, secure entrances and shared EV charging. Utilities are billed separately. Parking and storage lockers are available for an additional fee, subject to availability.
Is parking available?
Yes, for an additional monthly fee and subject to availability. The building also has shared electric vehicle charging on site. Ask us what's open when you tour.
Are storage lockers available?
Yes, for an additional monthly fee and subject to availability. Most residents downsizing from a house take one.
Is the building pet friendly?
Yes. Well-behaved pets are welcome.
Is smoking permitted?
No. The building is smoke-free throughout.
Is the building accessible?
Yes. The Oxford Estates has barrier-free entrances and an elevator serving every floor. Every suite except Unit 210 is reachable by elevator, and several suites are wheelchair accessible with barrier-free layouts.
Do the garden suites have outdoor space?
Every garden suite has its own direct exterior entrance, and they include private outdoor space. The amount varies by suite.
What is the lease term?
One year to start, then month to month. Standard Ontario residential lease.
Can family stay overnight?
Yes. The building keeps a furnished guest suite, rented by the day and reserved for residents' visitors, so family stays steps from your door instead of at a motel.
How far is downtown Tillsonburg?
Five minutes by car, or about eleven on foot. The mall and groceries are a five-minute walk. 83 Rolph Street scores 81 on Walk Score, rated Very Walkable, and Memorial Park and the river trails start at the door.
Is the building secure?
Yes. Controlled security entrance, professionally managed and cleaned, with a superintendent on site.
